A practical inspection for San Diego homes.

San Diego housing ranges from older coastal cottages and post-war homes to condos, hillside properties and newer construction. The concerns are not identical from one neighborhood—or one decade—to the next.

Depending on the property, I pay particular attention to roof and drainage conditions, older electrical equipment, aging supply and drain materials, crawlspace moisture, grading, deferred maintenance and repairs that may not have been completed correctly.

At the end of the inspection, I walk you through the important findings in plain language. The report separates material concerns from routine maintenance so you can focus on what actually matters.

A home inspection is a visual snapshot of accessible conditions on the day of the inspection. It is not destructive testing, a code-compliance certification or a guarantee against future failure.

Common questions.

Direct answers before you schedule.

01How long does a home inspection take?+

Most single-family homes take approximately two to four hours. Larger, older or more complex properties may require more time.

02Should I attend?+

Yes. If you cannot attend the entire inspection, arriving for the final portion gives us time to review the important findings in person.

03What is not included?+

Conditions inside walls, concealed piping, inaccessible areas and destructive testing are outside a standard visual inspection. Specialized testing is separate unless specifically included.

04Do you inspect condos and townhomes?+

Yes. The inspection is focused on the unit and accessible components that fall within the agreed scope, while recognizing that some systems may be maintained by the HOA.
